In Sandy Springs, GA, OES partnered with DPR Construction to renovate the lobby and fitness center at Cousins Properties’ NorthPark 600. Structural inconsistencies within the existing building presented unique challenges, requiring innovative solutions for both temporary and permanent wall systems. To address these conditions, we leveraged our Cold‑Formed Steel (CFS) X‑TENDA™ stud system. With construction taking place in an active, partially occupied building, the project also demanded exceptional precision, a strong focus on safety, and minimal disruption to occupants.
To meet these demands, OES manufactured and supplied custom‑rolled CFS studs using our proprietary X‑TENDA™ technology. While the physical assembly occurred at DPR’s Prefab Assembly Facility (PAF) in Raleigh, NC, all CFS components were produced through OES‑controlled manufacturing processes, ensuring quality and consistency from roll forming to prefabrication. Each stud was pre‑punched, dimpled, and notched based on coordinated design models, enabling faster, quieter installation with significantly improved accuracy compared to traditional framing.
Our X‑TENDA™ telescoping stud solution became especially critical once demolition revealed notable variations in the existing decks and slabs. These adjustable studs offered the flexibility required to achieve uniform, high‑quality finishes despite uneven conditions (pictured below). When it became clear that the existing soffit could not be restored to the level of craftsmanship expected for the space, the adaptability of the OES system enabled the project team to remove and rebuild it without impacting the schedule or disrupting building occupants.
By manufacturing components off‑site and delivering precisely labeled, ready‑to‑install kits, OES helped eliminate on‑site chop saws, reduce noise and safety risks, and streamline installation. The result was a cleaner, faster, and more controlled construction environment with virtually no material waste.
The success of the NorthPark 600 project demonstrates how OES’s manufacturing‑driven solutions empower project teams to navigate renovation complexities while maintaining quality, safety, and schedule certainty. This project also marked Atlanta’s first implementation of the OES CFS system at this scale, serving as the kickoff for its regional rollout.
