Transforming Jobsites with Advanced Modular Office Solutions

In the always evolving and highly complex field of construction, modular office solutions for jobsites are proving a range of benefits, promoting sustainability, collaboration and productivity for project teams.

By leveraging DPR's expertise in prefabrication and self-perform work (SPW) with the innovative approaches of DPR’s family companies, OES Equipment (OES) has officially added modular offices to its rental fleet, improving job sites across North America.

“Successful project delivery starts with the right team and environment,” said Jake Nyen, a project manager with OES. "To support high-performing teams, it’s important to provide them with workspaces that foster collaboration, boost morale and improve job satisfaction. Modular office features are not just amenities but strategic investments that drive productivity and pride in the work being done.”

Contributing to Sustainable Jobsites and Workforce Well-Being

OES’s modular offices support sustainable construction by enabling quick installation, adaptability, and long-term use beyond a project’s lifecycle. Their scalable, vertically integrated design allows teams to reconfigure, expand, stack units in tight or urban spaces, or demobilize as needed, improving jobsite functionality and organization. Additionally, a 20-year steel structure manufacturer warranty ensures durability and reusability for future projects.

The materials used in OES’s modular offices perform higher compared to similar solutions currently on the market. Insulation carries a superior R-rating, which measures heat resistance, resulting in reduced energy consumption and enhanced climate control. Advanced electrical systems, including occupancy sensors and a meshed lighting system installed by EIG, a partner to OES and DPR, have been included in the U.S. model to elevate energy efficiency.

“These containers wouldn’t have been possible without EIG,” said Michael Mathers, DPR Senior Superintendent on the Warp 10 pilot project in Raleigh, NC, noting their role in overhauling the electrical system quickly and to code.

The space layout and MEP design also prioritize occupant well-being. Features like air quality monitors, touchless hydration stations, low-flow fixtures, motion-activated lighting, and LED systems were implemented at a Meta project in Aiken, SC, supporting the customers’ sustainability goals and requirements to create a healthier, more uplifting work environment.

The expansive 46,000 sq. ft. space, constructed from 240 containers, allows not only DPR but also the project owners and trade partners to work in a highly collaborative environment. “OES Modular has provided solutions that allow our project teams to focus on the project without any concerns about the workspace,” said Luke Dorman, senior project manager on the Aiken advanced technology project.

Spanning 46,000 square feet, and built from 240 containers, this expansive project office fosters seamless collaboration between DPR, the project owner, and trade partners in one environment.

Fostering Collaborative, Well-Coordinated Teams

One notable aspect of this solution is its capacity to foster collaborative and well-coordinated teams by offering customizable, high-quality spaces tailored to specific project requirements. These spaces provide an elevated work environment, supporting teams' productivity from day one.

The Canyon Ranch Wellness Resort project in Austin, TX, deployed a custom two-story, 16-unit modular office featuring over 3,000 sq. ft. (about the area of a tennis court). The design provides dedicated workspaces for the customer, DPR, its family of companies, and subcontractors while also encouraging connectivity and collaboration.

“The thoughtfully designed OES modular offices offer a significant advantage over typical mobile office trailers. They provide a dedicated, comfortable space that naturally fosters collaboration through better meeting areas and team-building opportunities.”

“The thoughtfully designed OES modular offices offer a significant advantage over typical mobile office trailers,” said Scott Hanyzewski, DPR's project executive. “They provide a dedicated, comfortable space that naturally fosters collaboration through better meeting areas and team-building opportunities.”

Amenities such as a full kitchen and lunchroom, wellness room, gym with showers, and a courtyard with natural light enhance team well-being. An elevated, canopy-shaded roof deck offers a place for breaks or collaboration, while exterior stairs and double glass doors support flow and focus.

Validation Through Performance

The Warp 10 pilot project was one of the first to highlight the solution's cost-efficiency and speed and validate its performance under real-world conditions. OES delivered equivalent square footage at a slightly lower cost than traditional trailers, using local DPR SPW teams, who completed the installation within six days. Whether facing routine operational demands or unexpected weather events, the units consistently met the needs of on-site teams and were dependable throughout the 36-month deployment.

Modular office solutions are transforming the construction industry by providing sustainable, collaborative, and robust workspaces. Their intentional design and customizable features make them ideal for customers and project teams looking to foster an environment that promotes successful project delivery.
